What We Handle

North Florida’s Termite Species — Every Home Is at Risk

Three species, three completely different treatments. Diagnosing which one you have is step one — treating without ID is a waste of money.

Eastern Subterranean Termites

The most common termite in North Florida. They live in soil, build pencil-thin mud tubes up the foundation, and hollow out wood from the inside. If you see mud tubes on your slab, block piers, or garage walls — you have subs. Treatment: Termidor liquid barrier around the foundation, or in-ground Trelona baiting. Both work; barrier is faster, baiting is lower-impact.

Formosan Termites

The “super termites.” Bigger colonies (millions of workers), aggressive foraging, and they can build carton nests inside walls without any soil contact. Rare but present in North FL — colonies expand fast and cause 10× more damage per year than subterraneans. Requires a more aggressive protocol and full colony-elimination approach.

Drywood Termites

No soil contact required — they live entirely inside dry wood. Common in older St. Augustine downtown homes, barrel-tile roofs, and attic rafters. Small infestations get localized foam or gel injection. Whole-home infestations require tent fumigation with Vikane gas over 2–4 days.

Warning Signs

How to Tell If You Have Termites

Six signs to check for. See any two? Termites eat 24 hours a day — every week you wait costs you real money in structural damage your homeowners insurance won’t cover.

Mud tubes on foundations, piers, or walls

Pencil-thin brown tunnels running vertically. The classic subterranean sign — if you see them, you have active termites right now.

Discarded wings near windowsills

Piles of small transparent wings after a warm rain mean swarming activity is happening inside your home walls.

Hollow-sounding wood

Tap suspect trim or baseboards. Termite-damaged wood sounds like cardboard because the interior has been eaten out.

Sagging floors or warped door frames

Advanced structural damage — colonies have been eating for years before signs like this show. Time is not on your side.

Frass (droppings) like coffee grounds

Small piles of what looks like sawdust or coffee grounds near wood surfaces are drywood termite droppings.

Blistering or bubbling paint

Surface bubbling that looks like water damage. Termites just under the paint layer are causing it — no water involved.

Treatment Options

Way We Eliminate Termites

Different species, different infestation sizes, different treatments. We’re certified in all four approaches and pick the right one for your home — not just the one we sell most of.

Active subterranean termite colony exposed in soil during a St. Augustine inspection

Live subterranean termite colony found during a St. Augustine site inspection.
Best for active subs

Termidor Liquid Barrier

Injected into the soil around the foundation, creating an undetectable barrier that eliminates termites on contact and spreads back through the colony. Long-lasting (10+ years). Best for active subterranean infestations and pre-construction treatments.

Lowest impact

Trelona Baiting System

In-ground bait stations positioned around the property. Termites take the bait back to the colony and eliminate it from within. Best when soil treatment is impractical (deep landscaping, well proximity). Monitored quarterly.

For small infestations

Localized Drywood Treatment

Spot injections of foam or gel into infested wood — for small drywood colonies caught early. Non-invasive, no tenting required. Great for isolated pockets in trim, cabinets, or attic rafters.

For severe drywood

Tent Fumigation (Vikane)

Whole-home tarp fumigation with Vikane gas. 2–4 day process. Family relocates temporarily; pets and plants must leave. Kills every termite in every void in the structure. We coordinate the full process end-to-end.

Real Estate Inspections

WDO Inspections for St. Johns & Flagler Real Estate

Florida law requires a Wood-Destroying Organism (WDO) inspection for most real estate transactions. Buyers, sellers, and lenders all need it. Pricing is quoted upfront — no surprises. Turnaround: 24–48 hours for the signed 13645 form.

What We Inspect

Every accessible wood surface — interior, exterior, attic, crawl spaces, garage, decks, and fencing near the structure. We check moisture zones, foundation lines, and any prior treatment history.

What We Report

Active infestations, past damage, and conducive conditions (moisture, wood-to-soil contact, mulch too close to siding). Every finding is photographed and documented.

How We Deliver

Signed 13645 WDO form emailed to your realtor and lender within 48 hours. Ready to attach directly to your closing docs — no delays.

Warranties

Termite Bonds & Warranties in North Florida

A termite bond is your insurance policy — a contract that says if termites come back after treatment, we handle re-treatment (and sometimes repair) at no additional cost. Bonds are renewable annually and often transferable when you sell.

Renewable Annual Bond

  • Covers free re-treatment if termites return
  • Renewed each year with annual inspection
  • Runs $175–$325/year depending on home size
  • Standard for post-treatment homes

Transferable Bond

  • Same coverage as renewable
  • Transfers to the next owner if you sell
  • Excellent selling point in real estate listings
  • Sometimes includes damage repair up to a cap

Termite Control FAQs

Frequently Asked Questions

How do I know if I have termites vs. ants?+

Winged termites and winged ants look similar but there are three clear differences. Termites have straight antennae, a straight waist, and two pairs of wings of equal length. Ants have bent antennae, a pinched waist, and unequal wings. If you’re unsure, save one and text a photo — we’ll ID it free.

Are termite inspections really free?+

Yes — homeowner termite inspections are always free with no obligation. (WDO inspections for real estate closings carry a small fee for the licensed inspection + signed 13645 form.) We deliver reports to your realtor and lender within 48 hours. If we find active infestation, you get treatment options in writing; you’re not required to hire us for the treatment.

What’s the difference between Termidor and Trelona?+

Termidor is a liquid barrier injected into the soil around your foundation — it kills termites on contact and spreads through the colony. Trelona is an in-ground baiting system that termites carry back to the colony. Both eliminate colonies; Termidor works faster but requires soil access, Trelona is lower-impact but takes longer.

How long does termite treatment take?+

Termidor liquid barrier: one full day for a typical single-family home. Trelona baiting installation: 2–4 hours; colony elimination follows over 60–90 days. Localized drywood: 1–3 hours per treated pocket. Tent fumigation: 2–4 days including tenting, gas exposure, and aeration.

What does a termite bond actually cover?+

A renewable bond covers free re-treatment if termites return after initial treatment. A transferable bond adds coverage for the next homeowner if you sell — a real value-add in real estate listings. Some bonds also include damage repair up to a stated cap. We walk you through the specifics before you sign.

Can I stay in the house during treatment?+

For Termidor liquid barrier and Trelona installation — yes, no evacuation needed. For localized drywood spot treatment — yes. For whole-home tent fumigation — no. You’ll need to relocate for 2–4 days with pets and plants. We coordinate the timing to minimize disruption.

What about drywood termites in a barrel-tile roof?+

Barrel-tile roofs are a classic drywood habitat in coastal FL. Small pockets can be spot-treated with foam injection through drilled access holes. Larger infestations may require tenting. We inspect the attic and roofline first to determine scope before recommending an approach.

Do you handle Formosan termites?+

Yes. Formosans require an aggressive protocol — expanded Termidor barrier plus in-wall injection, or Trelona with tighter monitoring intervals. Because Formosan colonies are so large, we do more frequent follow-up inspections than for standard subterranean treatment.

Can I sell my home with an active termite bond?+

Yes — a transferable bond is actually a selling point. It signals to buyers that the home has been treated, is currently protected, and the coverage transfers to them at closing. We handle the paperwork to reassign the bond to the new owner as part of the sale.

How soon can you complete a WDO inspection for closing?+

Typical turnaround is 24–48 hours from booking to signed 13645 form. If your closing timeline is tighter, tell us up front — we can often prioritize same-day inspection with next-morning report delivery.
